Residential growth
- 337 lots currently under construction in Phase 4, which completes this district
- Home sales are anticipated to begin in late 1st quarter of 2022 by Richmond American, Woodside Homes and Taylor Morrison Homes.
- Phase 4 is north of Verrado High School, west of the Pioneer alignment, south of Litchfield Heights and east of Tuthill Wash.
Area road improvements
- The extension of Exeter Boulevard from Pioneer Drive to Indian School Road scheduled for completion by Q2, 2022.
- Installation of west bound Indian School Road lanes from Sunrise Lane to 197th Avenue plus installing a traffic signal at Pioneer Drive with an anticipated construction start in Q1, 2022.
- Verrado is working with the City to resolve the traffic congestion and backup at Acacia Way by the High School and intend to have an interim solution operational by year-end. The plan would remove the east/west stop signs at Acacia and routes pedestrian traffic to the south side of Indian School Road, from the high school to Acacia.
Commercial & community-wide amenities
- Construction of additional shops at the Village Grove Shopping Center has started adjacent to Fry’s and are planned for Q1 2022 opening. The Ace Hardware store construction is currently underway.
- A district park, located between Indian School Road, Exeter Boulevard, Park Street and Tuthill Wash, is in design stages and will include informal sports fields, restrooms, pavilion space, formal exterior event space, pickleball courts and other features still TBD. Start of construction is scheduled for Q3 2022.
