On Feb 9 2022, Dan Kelly, the COO/Exec VP of DMB, provided the Verrado Neighborhood Leaders with an update on Verrado growth. They made it available to view on YouTube by clicking on this link.
Spanning 8800 acres, today there are 5,905 homes and 15,800 residents in Verrado/Victory, with expected growth to 12,500 homes in the coming years. That mean there’s a whole lot of building going on…and on…and on.
Here’s a brief recap of what you’ll see in the video:
- Highlands District – 228 lots are being developed by Capital West and David Weekley home builders.
- Victory District – 831 new lots are being developed by WIlliam Ryan, KHovnanian, Taylor Morrison, David Weekly, Landsea, and Capital West. Landsea sales in Phase 6 are actively selling, as are Phase 7A from WIlliam Ryan, KHovnanian, Taylor Morrison, and David Weekly. The others will begin selling in Q3 2022 and Q1 2023. Additionally, 151 duplex lots will be sold to builders in Q4 2022. Another 540 lots will be sold to builders in Q4 2022 with home sales to begin in 2024.
- Village Grove – 334 new lots will begin selling in Q2 2022 and being built by Richmond American, Taylor Morrison and Woodside.
- Heritage District – 90 lots have been sold to Richmond American Homes to build duplex homes with alleyway access, at Verrado Way and Thomas Rd (NE corner).
- Main Street District – Regent Hills section will add an additional 515 home lots with land sales to builders beginning in Q4 2022 thru Q1 2023.
- New Parks – Construction will begin in 2022 for the future district park located on the north / east side of Indian School Road and Park Street will include a new dog park, pickleball courts, a large covered pavilion, restrooms, a skate park/pump track, lighted informal sports fields, and playground equipment (and maybe even a traffic signal???) scheduled for completion in 2024. In addition to the upcoming District Dog Park, the near-new Heritage District Dog Park, another new North Verrado dog park has received site plan approval with construction to be completed in 2023. This will be located just north of the temporary parking near Trail 340 and the parking lot will be gated for Verrado residents only. We hear that the North Verrado Dog Park will feature some of the best views of any dog park in the country—very Verrado!
- Rental Home Projects – Lots of controversy from Verrado homeowners on Taylor Morrison’s plans to build 220 rental bungalows at NW corner of Indian School and Sunrise Ln. Similar type rental bungalows will be breaking ground in Q2 2022 by PB Bell in the Marketside District on McDowell Road.
- New Hotel – The 4 story Fairfield Inn by Marriott and Town Suites has begun construction with completion expected in 2023. It will be the tallest structure in Verrado and high visibility form the I-10 Freeway.
- New Retail – A new commercial corner will be developed on the old Coffee Company site at the NE Corner of Verrado Way and McDowell. There will be three new buildings and multiple shops, including a Jersey Mike’s Sandwich Shop and Dutch Bros Coffee. Building designs are awaiting approval by the city.

Please do not allow multi family homes to be built in verrado. Keep verrado beautiful and unique. Houses are packed tight enough as is, do not throw in more multi family homes.
Drew, you need to make your sentiments known to DMB, the land developers of Verrado. There appears to be a lot of controversy surrounding the rental bungalows being built.
Verradoway: Are there any plans to allow the residents of verrado better access to our two golf courses. Rates have drastically increased while good tee times have been hard to get..Maybe some form of membership for residents besides the golf vantage.
Mark, you should contact Nick Kondos, the pro at Verrado Golf Shop (623.388-3000 or nkondos@verradogolfclub.com). Verrado has “resident rates” and offer 3 types of pass holder membership for annual payments. My wife and I are also GolfVantage members (it was the most remarkable golf discount program I’ve ever seen until recently) and have not been able to get a tee time for the past 2 weeks. We’ve been here for 2+ yrs and never had problems with tee times until now. Lots of tourists are still in town and the situation should get better between May-Sept from what I’ve heard, but I share your frustration. We tried playing another course, but any of the ‘deals’ out there seem to be for inferior golf courses to ours and just not worth it.
