Projects moving forward…just a little slower than planned.
Recently Dan Kelly, COO of DMB, addressed the Verrado Neighborhood Leadership to update current development in Verrado. Not unexpectant, the slowing economy has slowed residential home sales and commercial development in the area. We’re sharing with you what we’ve learned. There is so much new info, that we’ve sorted our overview by first traveling north on Verrado Way at Roosevelt Rd (just south of the I-10) and will take you throughout the community to end up at Jackrabbit Tr & Indian School Rd visiting all five districts of Verrado. Verrado Developer Update
To begin the evening, Dan started out by citing several reports to let the residents know that VERRADO HAS WATER…and will have water for the future. However, Verrado has lots of turf so it may be tough to maintain existing standards and conservation changes may have to be made.
VERRADO OUTSKIRTS (Roosevelt Rd & Verrado Way):
Buckeye Commons (Costco Center)
Northeast corner of Verrado Way & Roosevelt Rd: Excited to see the 161,000 sg ft concrete foundational pad for Costco now built up. Opening day is July 13, 2023! The 22 acre site has room for an additional 8 major retailers (20,000+ sq ft) and multiple other retailers and shops in a total of 18 buildings of various sizes that will be constructed on the site.
Northwest corner of Verrado Way & Roosevelt Rd: Located adjacent to the soon-to-be-built Abrazo Medical Campus, BCW is scheduled to include a new 4 story Hampton Inn Hotel which is due to break ground in Q3 2023 and open by Q2 2024. Other retailers have not yet been announced.
Roosevelt Medical Commons
Southwest corner of Verrado Way & Roosevelt Rd: Ground-breaking scheduled for Q3 2023 on a 2-story 41,600 sq ft Medical Office Building to house all those doctors that’ll be practicing at the upcoming Banner and Abrazo Hospitals opening down the road. Besides the medical building, there is planning for 3 new sit-down restaurants, another drive-thru, a bunch of retail stores, a convenience store, a 3-story hotel, and a new FITNESS CENTER.
Abrazo Medical Campus & Hospital
Abrazo Health announced they will soon begin construction of a 65,000 sq ft Medical Campus on the 27 acres it acquired on the SW corner of Verrado Way and the I-10. They are coordinating their services to compliment the Verrado Banner Hospital so services will not overlap but complement one another. Plans for the campus include a medical office building, ambulatory services and an acute care hospital.
MARKETSIDE DISTRICT (McDowell Rd & Verrado Way):
Banner Medical Campus & Hospital
Banner will be expanding their current Urgent Care facility to house more doctor offices once phase 1 of their new 400,000 sg ft four story 150 room Banner Hospital Verrado is built on the adjoining 62 acres just west of their current Urgent Care building. The Hospital will be breaking ground soon for a planned 2024 opening.
Verrado Marketplace West
The new Marriott Hotel at Marketplace West looks to be opening on the weekend of Feb 17 with room rates averaging $250/night. Here’s a recap of the businesses now open at Marketside West:

Verrado Marketplace East
We were excited to see the massive earth-movers preparing the land to begin construction of the much anticipated 500,000 sq ft Verrado Marketside East by Vestar and DMB Original plans were to break ground in mid 2023 for a Q2 2024 opening, however it now looks like the first stores won’t be opening until Q3 2025. We’ve also seen site plans that include Harkins Theater, Bashas’ Supermarket and Target as some of the named proposed tenants—but leases are not finalized. In ‘N’ Out Burgers have long been rumored for that location, but apparently will be going in across the street from Costco along with a Cane’s Chicken.
Officially Vestar states that Verrado Marketplace will be poised to serve as a Town Center and include large public outdoor spaces rich in amenities that will serve as a gathering spot for visitors and residents. It will feature an upscale grocery store, apparel and home décor stores, a department store, movie theater, specialty shops, restaurants, and various services– similar to Vestar’s Desert Ridge Marketplace and Tempe Marketplace.
Verrado Trails @ Marketside
Northeast corner of Verrado Way & McDowell Rd. Tiny but mighty retail center has some interesting retailers and restaurants:
- Dutch Bros Coffee (drive-thru)
- Jersey Mike’s Subs
- AT&T Cellular
- Nail Salon (opening TBD)
- Athletico Physical Therapy (opening TBD)
- Cold Beer & Cheeseburgers. Original April 2023 opening delayed for a few months, but you can see the progress as they transform the old Verrado Coffee Shop to include a massive outdoor dining patio. TIP: They’ve got great milkshakes, too.
- Café Zupas – They haven’t yet broken ground for their new stand-alone restaurant featuring their fresh and healthy salads, soups, sandwiches, and deserts. Residents are getting excited about this one, but the opening is TBD—first they have to construct their building.
Marketside Residential
- McDowell Rd extension into Verrado will open in 2025 to coincide with the opening of Verrado Marketplace East.
- Verrado Marketside West Apartments – single family rental homes to be built south side of McDowell Rd west of Marketside West and East of Sienna Hills. Approx 150 units will be built with its own amenities and will not have access to any Verrado amenity that requires a pass card for entry. Dates TBD.
- East of Marketplace Apartments – Not a part of Verrado proper or a DMB development, but a 300-unit apartment building will break ground in 2024 and be ready for occupancy in 2025. Hey, all those workers from the commercial establishments in and near Verrado need a place to call home.
- New Cell Tower – to be built at Verrado Way and McDowell in 2024
HERITAGE DISTRICT (Thomas Rd & Verrado Way)
- Thomas Rd extension from to Verrado expected to be completed by April 2023 providing a new access in and out of Verrado!!!
- The land parcels on the remaining NW, SW, SE corners of Thomas Rd & Verrado Way might be leased for new Medical Offices and a Day Care Center—nothing very exciting—just functional!
- Northeast corner of Verrado Way & Thomas Rd: Richmond American’s 480 duplexes are on hold, but Phase 1 will include 90 lots with alleyway entrances for garages.
MAIN STREET DISTRICT (Sunset Lane & Verrado Way)
Sunrise Market (Southwest corner of Sunrise Lane & Village Street)
Sunrise Market will be a continuation of Main Street’s pedestrian-friendly shopping area. Groundbreaking originally scheduled for the summer of 2022 has been delayed and is expected to begin sometime in 2023 with no exact date yet announced. It’s 35,000 sq ft center has these businesses already leased with several other locations still available:

- Lost Creek Rd & Verrado Way– Spanning from Lost Creek Rd to Sunrise Ln, 53 $1M+ gated homes to be built west of hole # 15 at Founder’s Course. Phase 2 originally scheduled for 2022 ground-breaking has been delayed with first homes ready for occupancy projected in 2025. Phase 3 will include 457 additional lots in Regent Hills.
- Regent Hills Neighborhood Park to begin construction in 2023.
HIGHLANDS DISTRICT (Indian School Rd & Verrado Way):
Highlands Residential
- West of Verrado Way, north of Indian School Rd. Phase 2 with 228 lots now completed and selling from builders Capital West and David Weekley Homes.
- North Verrado Dog Park – West of Verrado Way, North of Victory Blvd– it’s going to be spectacular; it’ll be gated, it’ll have its own parking lot—and it’s almost ready! It should open sometime late spring.
- Mountain Trails – 3 miles addition to begin construction in 2023.
- Trail 340 Parking Lot holds approx. 50 cars and open soon.
- New Cell Tower – AT&T to build at Tiger Mountain Drive & Sunrise Lnin late 2023 or early 2024
VICTORY DISTRICT (Victory Blvd & Verrado Way):
Victory Residential
- Taylor Morrison rental homes (northwest corner of Sunrise Ln and Indian School Rd) will consist of 220 two- and three-bedroom rental homes with garages and their own amenities. Construction to begin in 2023.
- 503 lots ready for sale in Phases 7A, 7B, and 8 from builders William Ryan, Khov, Talyor Morrison, and David Weekley Homes.
- 86 lots ready from Phase 6 is ready for sale from Landsea Homes.
- 242 lots of Phase 3 from Capital West Homes should be ready for sale in March 2023
- 145 duplex lots will be on hold for the next 3-4 years.
- 540 lots from Phase 9 & 10 are on also hold.
- Pickleball Courts – more courts will be built near The Vic. Original location had to be moved due to elevation issues. Date TBD.
VILLAGE GROVE (Indian School Rd & Jackrabbit Trail)
Fields at Verrado – Village Grove
Pioneer Dr & Indian School Rd (east of Verrado High School). This funky office center is medical centric with the following offices now open:

- Indian School Rd – 195th to Sunrise Ln – widened and open
- Indian School Rd to Verrado Way widening project to be finished in 2023
- Exeter Rd to Indian School Rd now open
- Park St connecting Acacia to Indian School Rd now open
- Verrado Way Bridge Crossing (at Lost Creek) will begin widening in late 2023 or early 2024
- McDowell Rd extension & Acacia Way should be finished in 2024.
DISTRICT PARK (at Indian School Rd & Park Street)
Construction to begin in 2023 and will include:
- Dog Park
- Pavilion (for entertainment events and Food Truck parking)
- Restrooms
- Lighted Sports Fields
- Parking
- NO Skate Park – previously announced but now on hold with no date for construction
- NO Pickle-board courts – previously announced but now shelved due to costs. Also note that this is a district park open to both residents and non-residents. Therefore, our money to build expensive pickle-board courts could be used by non-residents who have not paid a penny. Project cancelled!
According to this, there are no plans to make and no available pickle ball or tennis courts for the Verrado residents at large. There is no improvement for parks/rec for the majority of residents. That’s disappointing.

145 duplex lots plan to be built
We need hair salons with reasonable prices. This is not Beverly Hills.
