The VCA board of directors, the Community Life team, and Brightview developed an overseed plan representing the best path forward for the community.
Although the community will look slightly different, this year’s plan embraces the most responsible and sustainable resource management procedure. Changes are driven by the need to comply with the Arizona Department of Water Resources (ADWR) 5th Management Plan, necessitating a scaled-down overseed approach.
We are sure you have questions, so the VCA compiled a list of FAQs, including which parks will be overseeded this year.
Additionally, the VCA and BrightView are hosting an upcoming Community Café on Oct. 17. This meeting will give residents a deeper understanding of ADWR’s 5th Management Plan and the overseeding strategy.
Here’s what the overseeding process will entail:
BrightView begins the overseeding process in September by prepping the turf across our community. You may use the neighborhood parks during this time, but they won’t be green.
The crew then spreads ryegrass seed in early October—when this happens all parks being overseeded will be closed to allow for proper germination. The overseeded areas will be marked with signs reminding residents to stay off until germination is complete. You shouldn’t walk or play in these areas until the new grass receives its first mow.
While the young ryegrass sprouts, your landscape crew fertilizes the turf to add nutrients to the soil and promote growth.

What will the non-overseeded parks look like?
Areas, where the Bermuda does not transition will be kept green for as long as possible with extra fertilization. With fertilizer and a little extra love, Bermuda will stay green longer.
Additionally, without the ryegrass, our landscape partners can bring the Bermuda grass out of its dormant state sooner than normal.
