Residential growth
- Victory at Verrado, the 55+ district at the base of the White Tank Mountains, will continue to see continued growth in over the next few years. Phases 1 through 5 have SOLD OUT.
- Phase 6 has been paved and Landsea Homes have begun construction of new duplex homes. Phase 6B and 6C are in the preliminary plat and design stage. These lots are scheduled to start construction in Q3 2022 and be completed in Q3 2023.
- Phase 7 and 8’s lots are a continuation of the products and builders from Phase 2. Infrastructure construction is underway and first homes sales are projected to begin in Q4 2021.
- Phase 3C, located north of Indian School Road and west of Park/Exeter Street, is in the platting stage for approx 246 single-family homes similar to the homes in the adjacent parcels 3A and 3B. Construction scheduled to begin late 2021 or early 2022 and home sales commencing in Q1 2023.
- Phase 9 and 10 are in the early stages of planning and consists of approximately 540 lots, further north in Victory. These lots are two years away and will consist of the four standard lot sizes of earlier phases. Verrado Way will be extended north of the Victory Club and will enable east west access north of the Club.
- Parcel 6.510 consists of 80 x 130 lots located on Tiger Mountain Drive adjacent to the tee boxes on the Victory Course Hole No. 1 and anticipated to be available for sales in the Q2 2023.
Area road improvements
- Sunrise Lane will be extended adjacent to Victory Phase 5 northward to Tiger Mountain Drive and will be completed in Q4 2021.
- Ongoing installation of north side curb, sidewalk and landscaping along Indian School Road from Verrado Way to Sunrise Lane. East bound lanes are in design and construction of the south half of the road is anticipated to begin in Q3 2022.
- Verrado Way extension to Canyon Vista Drive north of The Victory Club is in the early stages of design and review with the City of Buckeye. This extension of Verrado Way will provide access to the permanent trailhead parking lot currently in design at the southwest corner of Verrado Way and Canyon Vista Drive. Construction is anticipated to begin in mid-2022 with completion in Q1 2023.
Commercial & community-wide amenities
- Granite Bluff Dog Park, located adjacent to the temporary parking site for Trail 340, is in site plan review with the City of Buckeye. Construction is anticipated to begin concurrent with the Verrado Way extension in Q3 2022.
- A small parking area consisting of approx 50 parking spaces will be provided for the Canyon Vista Trailhead located at the southwest corner of Verrado Way and Canyon Vista Drive and is in design review at the City of Buckeye. Construction is anticipated to be concurrent with Verrado Way extension in mid-late 2022. After the construction of the new trail head parking and the dog park, the current temporary parking will be removed.
Victory Club improvements
- The design for the expansion of the existing parking lot at The Victory Club is complete and ready for construction development growthwith construction estimated to start in late 2021.
